Excellent opportunity for a highly motivated Assistant Project Manager to join our growing team. The ideal candidate will assist Project Manager with tasks related to all phases of a development project to achieve the goals of delivering a quality product, on schedule and within budget.  We have a successful long standing reputation in the real estate development industry and are continuing to thrive and grow. Our projects are active throughout Maryland, Virginia, West Virginia and Washington, D.C.

Assistant Project Manager Primary Job Responsibilities:

Entitlement/Permitting - Prepare requests for proposals, proof engineering plans, facilitates coordination between consultants, assists in developing and designing approval strategies and exhibits to achieve governmental and public approval.  Prepares, with the consultant and Pleasants Development, LLC (PDL) administrative staff, the required public works agreements, cost estimates and other documentation to obtain construction permits and their associated financial guarantees.  Updates and maintains along with the administrative staff the Permit/Bond/LOC Database in a timely manner.

ConstructionAssists Project Manager with development and tracking of construction schedule and overseeing construction field operations progress, including inspections, testing, certifications, and plan set review.  Prepare requests for proposals for the best qualified contractors for the project and assists Project Manager with contract development, including change orders. Reviews construction progress and assists in facilitating resolution of design issues or conflicts with Senior Construction team to include the completion of construction activities and inspections as necessary for applicable financial guarantee reductions/releases

Additional Responsibilities

  • Attend required builder site inspections and document as required by builder contract
  • Assists Project and Senior Construction Managers to resolve builder site issues during construction
  • Support Project Manager as required in preparation of HOA documentation
  • Coordinate property management as necessary on HOA Parcels

JOB REQUIREMENTS

  • Associates Degree in Civil Engineering
  • 3yrs of Civil Engineering or Development design
  • 1yr of CAD or MicroStation in production
  • Microsoft Project or Fast Track
  • Microsoft Office (Excel and Word)
  • Ability to pass a pre-employment drug screen and background check

Additional Requirements: ALL Applicants must be:

  • 18 years of age
  • Able to travel to project development sites and manage/supervise onsite employees/contractors
  • Legally Eligible to Work in the US
  • Successfully complete a company physical to the satisfaction of the employer.
